P\u0159\u00edzniv\u00fd v\u00fdvoj navazuje na p\u0159edlo\u0148sk\u00e9 o\u017eiven\u00ed popt\u00e1vky po vlastn\u00edm bydlen\u00ed.<!--more--><\/p>\n<p>Voln\u00fdch byt\u016f je zat\u00edm dostatek. \u201eO\u017eiven\u00ed popt\u00e1vky se t\u00fdk\u00e1 i v\u011bt\u0161\u00edch byt\u016f, kategori\u00ed 3+kk a 4+kk, kter\u00e9 se v\u00a0posledn\u00edch m\u011bs\u00edc\u00edch tohoto roku staly popt\u00e1van\u00fdm produktem,\u201c sd\u011blil Tal Grozner, \u0159editel spole\u010dnosti Star Group.<br \/>\nD\u00edky n\u00edzk\u00fdm \u00farokov\u00fdm sazb\u00e1m hypot\u00e9k a dobr\u00e9 v\u00fdkonnosti ekonomiky je zaznamen\u00e1n n\u00e1r\u016fst popt\u00e1vky i nab\u00eddky. To se tak\u00e9 odr\u00e1\u017e\u00ed v\u00a0m\u00edrn\u00e9m r\u016fstu cen nemovitost\u00ed, zejm\u00e9na v\u00a0hlavn\u00edm m\u011bst\u011b. Za prvn\u00edch dev\u011bt m\u011bs\u00edc\u016f 2015 prodali develope\u0159i v\u00a0Praze 5250 nov\u00fdch byt\u016f. <\/p>\n<p>\u201eNa pozitivn\u00edm v\u00fdvoji se v\u00fdrazn\u011b pod\u00edl\u00ed dobr\u00e1 situace cel\u00e9 \u010desk\u00e9 ekonomiky. Na trhu je velk\u00e1 nab\u00eddka levn\u00fdch byt\u016f. \u00daroky u hypot\u00e9k jsou n\u00edzk\u00e9 a p\u0159ib\u00fdv\u00e1 lid\u00ed, kte\u0159\u00ed si kupuj\u00ed vlastn\u00ed bydlen\u00ed a nemaj\u00ed strach se kv\u016fli tomu zadlu\u017eit. Roste po\u010det t\u011bch, kte\u0159\u00ed si nov\u00fd byt po\u0159izuj\u00ed jako investici, proto\u017ee v n\u011bm vid\u00ed skv\u011blou p\u0159\u00edle\u017eitost, jak ulo\u017eit sv\u00e9 pen\u00edze \u2013 to se t\u00fdk\u00e1 ale jen men\u0161\u00edch byt\u016f. Byt pr\u016fm\u011brn\u00e9 velikosti, v dobr\u00e9 lokalit\u011b a s dobrou dostupnost\u00ed toti\u017e snadno pronajmou,\u201c uvedl Tal Grozner.  <\/p>\n<p>Na konci druh\u00e9ho \u010dtvrtlet\u00ed roku 2015 m\u011blo v Praze v nab\u00eddce alespo\u0148 jeden byt 172 developer\u016f nebo investor\u016f ve 284 developersk\u00fdch projektech. Objem voln\u00fdch byt\u016f dos\u00e1hl na konci prvn\u00edho pololet\u00ed sedmi tis\u00edc. Po prvn\u00edm \u010dtvrtlet\u00ed, kdy se prodejnost vy\u0161plhala na rekordn\u00ed \u00farove\u0148 1850 byt\u016f, byl druh\u00fd kvart\u00e1l prodejn\u011b o n\u011bco slab\u0161\u00ed (o 10 procent), prodalo se jen 1700 nov\u00fdch byt\u016f.<\/p>\n<p>Dlouhodob\u011b je nejv\u011bt\u0161\u00ed popt\u00e1vka po bytech men\u0161\u00ed a st\u0159edn\u00ed velikosti 2+kk a 3+kk o rozloze od 45 do 75 metr\u016f \u010dtvere\u010dn\u00edch. Dob\u0159e na odbyt jdou i luxusn\u00ed byty, kter\u00e9 si od po\u010d\u00e1tku sledov\u00e1n\u00ed v\u00fdvoje prodejnosti polep\u0161ily o deset procent. Z\u00e1jem p\u0159etrv\u00e1v\u00e1 i o superlevn\u00e9 byty, tedy do 45\u00a0tis\u00edc korun za metr \u010dtvere\u010dn\u00ed. V posledn\u00edm obdob\u00ed druh\u00e9ho \u010dtvrtlet\u00ed 2015 byl viditeln\u00fd rapidn\u00ed n\u00e1r\u016fst nab\u00eddky nov\u00fdch byt\u016f, 65 procent prodan\u00fdch byt\u016f se prodalo s cenou pod 60 tis\u00edc za metr \u010dtvere\u010dn\u00ed.<\/p>\n<p>\u201eV\u00fdborn\u011b se prod\u00e1vaj\u00ed tak\u00e9 st\u0159edn\u011b velk\u00e9 byty v bl\u00edzkosti zelen\u011b a s dobrou ob\u010danskou vybavenost\u00ed v okol\u00ed. Ka\u017ed\u00fd kupuj\u00edc\u00ed je ale jin\u00fd a m\u00e1 odli\u0161n\u00e9 preference. Rodiny s d\u011btmi hledaj\u00ed byty s v\u00edce pokoji, jednotlivci zase garsoni\u00e9ry,\u201c informoval Tal Grozner, \u0159editel spole\u010dnosti Star Group.<\/p>\n<p>R\u016fstu trhu s reziden\u010dn\u00edm bydlen\u00edm nahr\u00e1vaj\u00ed nyn\u011bj\u0161\u00ed n\u00edzk\u00e9 \u00farokov\u00e9 sazby hypote\u010dn\u00edch \u00fav\u011br\u016f. Za kritickou hranici pro udr\u017een\u00ed r\u016fstu trhu se zpravidla ozna\u010duje maxim\u00e1ln\u00ed \u00farokov\u00e1 sazba do t\u0159\u00ed procent. V\u011bt\u0161ina developer\u016f se domn\u00edv\u00e1, \u017ee se k\u00a0t\u00e9to hranici v\u00a0p\u0159\u00ed\u0161t\u00edm roce nep\u0159ibl\u00ed\u017e\u00edme. Podle t\u0159etiny firem k\u00a0tomu dojde v\u00a0roce 2017, dal\u0161\u00ed t\u0159etina p\u0159edpokl\u00e1d\u00e1 rok 2018 \u010di dobu je\u0161t\u011b vzd\u00e1len\u011bj\u0161\u00ed. <\/p>\n<p>N\u00e1sleduj\u00edc\u00ed roky 2016 a 2017 podle developer\u016f p\u0159inesou r\u016fst nab\u00eddky i popt\u00e1vky po reziden\u010dn\u00edch nemovitostech, a to zejm\u00e9na v\u00a0Praze. V roce 2016 vzroste v Praze nab\u00eddka o 6,3 procenta, v 2017 o dal\u0161\u00edch 5,3 procenta. Popt\u00e1vka se bude vyv\u00edjet obdobn\u011b. V\u00a0roce 2016 se o\u010dek\u00e1v\u00e1 zv\u00fd\u0161en\u00ed z\u00e1jmu o koupi bytu o 6,1 procenta a v 2017 o 3,7 procenta.
